Brickflow and Together have launched AutoDIP, an automated decision-in-principle feature for Together's bridging loan and commercial term products within the Brickflow platform, enabling brokers to obtain an instant DIP from Together without leaving the Brickflow workflow.
Brickflow is a UK-based digital marketplace for specialist commercial property finance, founded in 2019 and headquartered in London. In 2025, Brickflow facilitated £1.2 billion in approved lending through the platform, with brokers conducting almost 24,000 funding searches representing more than £70 billion in demand. Revenue and EBITDA are not publicly disclosed; the company has raised approximately £5.88 million in equity. It connects brokers and borrowers with live rates from more than 160 specialist lenders.
Together is a Manchester-based specialist secured lender offering bridging, buy-to-let, commercial, development and residential mortgage finance across mainland UK, with a loan book of £8.4 billion and more than 900 employees.
The structural driver is a specific friction point in the specialist property finance broker journey. Industry research cited by the companies shows 16% of brokers identify the DIP stage as where cases most frequently stall, while 32% of lenders identify faster decision-making as their top improvement priority.
In specialist property finance, the DIP stage historically required a phone call or email exchange with a relationship manager, introducing hours of delay into a process where borrowers are often under time pressure from auction deadlines, vendor exchange requirements or refinancing windows. AutoDIP eliminates that delay by returning a Together decision within seconds of the broker submitting appraisal data, without leaving the Brickflow platform.
The integration is commercially significant for both parties. For Together, AutoDIP creates a lower-friction route to deals sourced through Brickflow's panel, converting comparison into a faster pipeline without additional sales resource. For Brickflow, automated DIP capability deepens lender integration from comparison to application-stage process management, moving the platform toward end-to-end transaction infrastructure rather than a rate discovery tool.
For the sector, the Irish specialist property finance market operates a similar broker-lender intermediary structure without equivalent digital marketplace infrastructure. The Brickflow-Together model is a direct template for what Irish commercial property finance distribution could look like.
